The Process

For sellers

We go above and beyond. From recommending trusted contractors to prep your home to guiding you through closing, our process starts with getting your home ready, so it shows at its very best when it hits the MLS.

Here's what selling together looks like:

1. Discovery Call & Walkthrough
Whether you're local or living elsewhere, we start by understanding your timeline, communication style and goals, so every step that follows is tailored to you.

2. Design & Staging Consultation
We align on how to best showcase your home's design features and make the most of its strengths.

3. Pre-Inspection
Getting ahead of potential issues before you go to market is crucial. It helps avoid surprises once you're under contract and keeps the process smooth.

4. Photography, Videography & Floor Plans
We document your home's light and layout, capturing what makes it special for buyers.

5. Story-Driven Marketing & Launch
We think strategically about how to position and promote your home in the market, telling a story that connects with the right buyers.

6. Offers, Negotiation & Closing
Once your home is listed, we guide you through every step, from reviewing offers to handing over the keys.

For buyers

For buyers who want a mountain home with warmth and character, the kind with natural wood, stone, and a fireplace to gather around. Whether you're a local ready to put down roots or a second homeowner buying from afar, I'm passionate about homes that feel inviting as much as they function well. I'm prepared for both, from knowing the neighborhoods like a local to virtual tours and getting your property rental-ready.

Here's what working together looks like:

1. Intro Call
We talk through your taste, must-haves, and dealbreakers, and how you plan to use the home: seasonally, all year, or with rental income in mind. And if it makes sense, I love to have these conversations on a chairlift or from the teebox…

2. Curated Search
I filter through on-market and off-market listings for character and setting, in addition to square footage and price. For buyers considering rentals, I also look at what drives bookings: location, access, views, and rental regulations or HOA restrictions.

3. Private Showings
We look closely at build quality, condition, and renovation potential, and at how each home feels when you walk through the door. If you're traveling in, I'll plan the visit around your schedule, or walk homes with you by FaceTime.

4. Offer Strategy & Negotiation
I help you get the home you've set your heart on, with a clear read on the market and what it takes to win in it.

5. Inspections & Closing
I guide you through the details after going under contract, including mountain-specific inspection items, HOA and club questions, and the logistics of closing from out of town.

6. Settling In & Making It Yours
Once you have the keys, I connect you with trusted contractors and property managers, and I offer interior design consultations to help the space feel distinctly yours, from furniture and finishes to layout and styling. If the home will go on the rental market, we make it shine with warm, thoughtful furnishings, professional photography, and the finishing touches that earn strong reviews and repeat guests.
